The Difference Between Good Living Homes and Good Showing Houses

All the world is indeed a stage, and your San Diego property needs to be the star of the show if you are to achieve the best selling price possible. Homeowners naturally feel as though their environments are attractive, but we sometimes overlook how many concessions we have made to the comfort and livability of a house over time. This is understandable, but when it is time to sell, it is time to reconsider.

Most everyone utilizes interior designers to customize their home to suit their individual taste, but few of us consider doing the same to prepare a home for its next owners. This specialty design discipline is known as home staging, and it incorporates techniques of presentation that maximize form over function simply because our own aesthetics may not be the most widely appealing. A properly staged home will take into account the “flow” of a showing and will highlight features of the structure itself, as opposed to the items that fill it.

What Is Not Present Also Impacts a Buyer

Many sellers overlook just how impactful a buyer’s emotional first response is upon their overall opinion of a property. Removing personal effects such as pictures will better allow the viewers to visualize themselves living in that space. Because furnishings are not often a part of the final transaction, it is helpful to have fewer pieces present, as it allows the potential owner to better imagine their own belongings in place. Many sellers go so far as to put nonessential home furnishings into a storage facility to accomplish this. Small decorating additions are often called for as well, as touches that add a sense of comfort are generally more effective than those that add beauty, which is a famously personal determination.

The opportunity to stage your home is not limited to interior spaces alone. Yards that have become overgrown require sprucing up certainly, but don’t overlook the fact that lawn furniture may be utilized to great effect if properly placed. Water and lighting features that have fallen into disuse should be revitalized and used to full affect because they speak of a property’s potential as well. Again, the salient point is to see your home through a buyer’s eyes with an unbiased and fresh perspective. This is often better achieved through the use of a professional service, both inside and out.
